Last time, we spoke about pricing, presentation, and pre-qualifying buyers. Today, we'll discuss how to negotiate for your home when selling.

If a buyer comes over, likes your house, and wants to buy it - how do you negotiate a deal? Do you have the proper set of paperwork, proper disclosures, or a trust account to hold the deposit check? Is the buyer pre-qualified? What conditions do they have in their offer? You need to address all of these questions before the sale happens.

If you have the answers to these questions, you'll be able to come from the sale to the negotiating process well-equipped - you'll know exactly what to do, what will take place, and every step on the way to closing. 

It's really important to make sure the Offer to Purchase is drawn up correctly, so the lawyers know what it is you're trying to do. Are there gray areas in the deal that might allow the buyer to get out of the contract? Is there something in the property report that might make the buyers uncomfortable and able to get out of that purchase? There are many questions that need to be addressed before the successful sale of your home.  

Because there are a lot of complications leading up to and during negotiations, it's not wise to work with someone who lacks real estate experience. I have some good news for those of you looking to buy or sell a home in Calgary in the coming months: The market is back to normal!

With a smaller inventory than last year, we've sold more homes. Additionally, the average home price is up by 10%. 

This is important for Calgary homeowners, because your home value is going up and you know it will be continue to appreciate.

If you have considered buying there is simply no better time. The number of listings has doubled since earlier this year, meaning there is a wide selection of homes available. You have more choices, so you no longer have to fight over a home that isn't exactly what you need.

  1. The market is back to normal. This means there aren't as many multiple offer situations as there were at this time last year and buyers aren't being forced to settle for homes that are less than ideal.

Calgary Real Estate Market Update

I want to continually educate my clients in order for them to make the best real estate decisions possible. Because of this, I have prepared a market analysis for the Calgary real estate market.
As many of you may know, when homes come onto the market in Calgary they tend to sell quickly and the numbers I'm looking at prove that.

  • Sales are up by 15-18% compared to last year.
  • The average sale price for Calgary homes increased by 8-10% from last year.
Three factors that are influencing the market here are:
  • A strong inflow of people moving to Calgary over the last few years.
  • Really good employment rate here in Calgary
  • Very tight rental market.
With that being said, here's my advice to Calgary home buyers: Do your homework before you start looking for properties; know what you can afford, and hire a professional who knows what you're looking for. 

If you're selling a home in Calgary: Do your homework to come up with an accurate home price. You will probably need to hire a real estate agent to do this so that you can get the best price for your home, and to ensure that it does not sit on the market and lose value.
